What Type of Homes Do I Sell?













The Niece Team has been the #1 buyers agent in Minnesota for years. He believes that in order to be a good listing agent or buyer's agent, you have to know what is going on in the market. The only way to do that is to work with buyers.

A great listing agent might list 20-30 properties in a year.

The Niece Team will work with almost 100 sellers each year. This means he will have almost five times as much information about the real estate market than every other agent in Minnesota.

Angela does not think this is enough exposure to the market to be consider a great agent.

In order to be a great buyer's agent, you need to see hundreds or even a thousand homes each year.

A great buyers agent will know how to price homes. He will know what short sales are selling for.

He has to know what foreclosures are selling for.

He should know how many normal homes, short sale homes and foreclosure homes are on the MLS.

He should be willing to update you each day on that is active, sold, pending, cancelled or expired on the MLS.

He should be willing to show you homes during the day, night or weekend.

He should be willing to carry his cell phone and answer it days, nights or weekends.

Here are some of the things you can expect if you work with The Niece Team.

What I do for my buyers:

1. I am going to be available when you want to see homes, this includes nights and weekends. I will be available short notice and on holidays.

2. I am going to find a home that works for you, one that you will appreciate and will be able to be sold for a profit when you decide to move again. I am not looking to put you in the first home you find. I will tell you if I think a home is a good deal or a bad deal. I will point out problems and benefits so that you can make an informed decision.

3. I am going to search for homes for you every day and will notify you via e-mail of what is out there. I will contact For Sale By Owners on your behalf and also past expired and cancelled listings to find a home that matches your needs.

4. After we find a home you are interested in, I am going to do a neighborhood analysis as well as a full market analysis on the home to make sure we are paying the correct price. I will make sure the neighborhood does not have a crime problem and make sure that the schools are ranked high in satisfaction and testing.

5. I am going to help you negotiate a better price and terms on the home. This could include warranties, closing costs, rate buy down on your mortgage, closing date, etc.

6. I am going to help you find the correct loan for your home and get you second opinions if needed. I will go over your good faith estimate and settlement sheet and point out any fee's or cost that are excessive or junk fees. I will spend the time to explain the different loan programs out there even if your mortgage person will not.

7. I am going to help you with choosing a title company and making sure that you are getting a good title policy not just any title policy. I will help you understand the different terms and processes in buying a home and explain what a title company does and what title insurance is for.

8. I am going to work with you until closing keeping you informed of everything that is going on. I will be available for questions via e-mail or phone every day.

9. I am going to be available after the close of your home if any issues come up. If you decide to improve your home, I will help you with my experience as to what improvements will increase the value in your home and which ones will not.

10. I will be at your closing to make sure that the last day of our home search together is a smooth and happy one.
